Design & Project Management – Pembroke Place

Description: This is one of the most beautiful projects we have had the pleasure of working on, and we did so in collaboration with Lev Properties.  The client approached Lev Properties looking for a unique project which would stand out from the crowd – Lev Properties worked hard to source something special and eventually came across Pembroke Place which was for sale with a local auction house.  The client was thrilled with the prospect of this opportunity and was successful in securing the purchase.

This is a beautiful Grade II Listed building with stunning original features, high ceilings and bags of character, and it had most recently been used as a nursery.  The property comprised three storey plus basement accommodation, and once we inspected the sheer size of the property we knew immediately that we could make it something amazing.  Not only is it impressive in size and beautiful throughout, but the location is also fantastic; being a stone throw from Liverpool city centre, the commercial district, Liverpool Lime Street Station and the universities – we knew the property would have huge appeal.

After several conversations with the client about what would make best use of the phenomenal space, planning was submitted for an 11-bedroom HMO.  Due to the fact the property is a Listed Building, we had to work extremely closely with Liverpool City Council to make sure the plans were in keeping with Listed Building restrictions; they followed our planning application closely and visited the site regularly to confirm they were satisfied that the design was appropriate.  Huge amounts of care and effort went into the project as we wanted to respect every ounce of character the property had to offer, and once the works were completed the client was overjoyed with the result.

The finish was high end, contemporary with a classy edge.  When we arranged for a final valuation, the outcome exceeded the client’s expectation with the property value having increased by a phenomenal 45%!

This project was a massive success with a beautiful result, and we are so proud to have been a part of it.
